The ALTA (American Land Title Association) and the NSPS (National Society of Professional Surveyors) collaborated to develop the minimum standards and optional items for ALTA/NSPS surveys.
A mortgage report is an inspection of the legal description of real property in relation to the improvements located on the property. Mortgage reports are typically performed for bank purposes to ensure that the property has no encroachments, and that the improvements being mortgaged are located on the legal provided by the bank.
