Boundary Survey:~

A boundary survey is made to determine the lengths and direction of the boundary lines and the area of the tract bounded by these lines. Surveys are made to establish the position of the corners of the boundary lines on the ground.  SLS crews have the latest technology in surveying equipment to assure our clients of an accurate, timely survey at a competitive price.

Topographical Survey:~

A topographical survey is conducted to determine the vertical configuration of the ground.  The contours derived from the survey gives the clien'ts information on ground configuration, drainage, and optimal usage of the land.  New home buyers working with Architects often use Topographic Surveying services.

ALTA/NSPS Survey:~

An ALTA/NSPS Land Title Survey (“ALTA Survey”) is a comprehensive type of boundary survey in which various issues are addressed that typically are of concern to lenders and title companies. An ALTA Survey depicts all easements and right of ways that are revealed by a current title search. These are a number of items that are required by an ALTA survey and some items, which are Optional (“Table A Items”). These requirements as well as the Optional Table A Items can be printed or downloaded by clicking on the “Links” page.
 

ALTA Surveys allow title companies to insure property without exceptions. The ALTA/NSPS survey is principally used for developed commercial property and is examined by buyers and lenders who are concerned that the buildings, parking areas, and other improvements are located correctly. The ALTA (American Land Title Association) and the NSPS (National Society of Professional Surveyors) collaborated to develop the minimum standards and optional items for ALTA/NSPS surveys.

Licensed Drone Pilot for Aerial Information:~

We are licensed to fly our Phantom 4 Drone and develop an aerial view of your property as well as use this technology for topographical work on your property. We use Pix4d software to developproducts for your use. We can also use this drone for aerial underlays on surveys if the site permits.

Mortgage report:~

A mortgage report is an inspection of the legal description of real property in relation to the improvements located on the property. Mortgage reports are typically performed for bank purposes to ensure that the property has no encroachments, and that the improvements being mortgaged are located on the legal provided by the bank. SLS provides excellent mortgage reports services for the bank, title companies, and individuals often performing same day mortgage reports, if needed.

Site Plan:~

A site plan is needed by most Townships and Villages for new structures or additions to existing structures. SLS works with your township according to their Site Plan Requirements to develop your project in a timely and cost effective manner.

Construction Staking Services:~

Our survey crews can meet your construction staking needs for building locations, water, sewer, road concrete, asphalt, etc.  SLS understands the importance of timeliness with construction deadlines, and we work with you to meet these deadlines.

Land Division Act Consultation:~

In 1997, Act 591 was passed which limits the division of land in the State of Michigan.  SLS has the knowledge to aid in your decision to split land for further use and can recommend land split configuration based on the current laws.

Subdivision/Site Condominium:~

Subdivision and Site Condominium development has evolved over the years for residential and commercial properties, and Stephenson Land Surveying has been there to help developers along the way for the past 24 years and counting. We begin at the initial surveying and design phase and continue on to the final Plat/Site Condominium recording.

GIS/GPS:~

GIS (Geographical Information Systems) is a database that includes both graphical and non-graphical data and graphic representation of tabular data. GPS (Global Positioning Systems) is the geographical position determined by satellites. SLS uses both GPS and GIS combined for optial results.
