ALTA/NSPS Surveys
An ALTA/NSPS Land Title Survey (“ALTA Survey”) is a comprehensive type of boundary survey in which various issues are addressed that typically are of concern to lenders and title companies. An ALTA Survey depicts all easements and right of ways that are revealed by a current title search. These are a number of items that are required by an ALTA survey and some items, which are Optional (“Table A Items”). ALTA Surveys allow title companies to insure property without exceptions. The ALTA/NSPS survey is principally used for developed commercial property and is examined by buyers and lenders who are concerned that the buildings, parking areas, and other improvements are located correctly. The ALTA (American Land Title Association) and the NSPS (National Society of Professional Surveyors) collaborated to develop the minimum standards and optional items for ALTA/NSPS surveys.
