Subdivision and Site Condominium development has evolved over the years for residential and commercial properties, and Stephenson Land Surveying has been there to help developers along the way for the past 25 years and counting.  


Stephenson Land Surveying has developed numerous Subdivisions and Site Condominiums in the Niles, Mattawan, and Kalamazoo markets as well as the larger southwest Michigan area.


Subdivisions and Site Condominiums allow the land to be divided more than the current Land Division Act allows as long as governmental rules and regulations are met.  We begin at the initial surveying and design phase and continue on to the final Plat/Site Condominium recording.


Stephenson Land Surveying works with the devloper on their design ideas to make a plan that is cohesive with the Governmental requirements.


In 2018, Stephenson Land Surveying completed the Plat of Tuscany East, a 25 lot Subdivision in Oshtemo Township, Kalamazoo, Michigan. The project is located on the south side of “L” Avenue just east of Van Kal Street. The subdivision will provide lots from 0.6 acres to 1.34 acres in size with rolling and wooded residential development sites. A combined effort with the Developer, Road Commission, Drain Commissioner, Plat Board, Health Department, Engineer, Utility Companies and Township is required to complete subdivision projects like this.


We continue our work throughout the project with construction staking for the roadway, utilities, drainage, and individual lot corners, which are all required to complete the final project. Review and approval by the Road Commission, Drain Commissioner, Plat Board, Health Department, and Township are all required in order to finalize a subdivision into a recorded “Plat”. The State Plat Board also reviews the final plat document for completeness and works with us with any changes necessary to complete the final plat document. Once the “Plat” is recorded, individual lots may then be sold as a proper conveyance in Michigan without any further governmental approval for the split.


Typical subdivision process is 1-2 years from concept to completion. The end product for the Plat of Tuscany East is a residential development for home owners within the community that will continue into the future.
